Everything your Courthouse Green property needs
What we do on roofs around Tallants Road green space and the rest of Courthouse Green — repairs, replacement, chimneys and roofline.
New Roof Installations
New roof structures from the deck up — underlay, treated battens, covering, flashings and a mechanically fixed ridge, properly ventilated.
Roof Replacements
Complete re-roofing, including the parts nobody sees — the underlay, battens, ventilation and fixings that decide how long the new roof lasts.
Roof Repairs & Leak Detection
Leak tracing from inside the loft as well as on the roof, because water rarely enters directly above where it shows.
Slate & Tile Roofing
Pitched roof coverings in slate and tile, repaired to match where we can and replaced where the fixings have reached their limit.
Chimney Repairs & Leadwork
Repointing, flaunching, rebuilding and the lead flashings and soakers that keep water out where the stack meets the roof.
Fascias, Soffits & Guttering
Fascias, soffits, bargeboards and gutters — the parts that fail quietly and then rot the timber behind them.

What we check on a property in Courthouse Green
Every quote starts with a survey. These are the things we look at on roofing work in Courthouse Green, and why each one changes the recommendation.
Access and scaffold design
Where scaffold can stand, what it has to clear, and whether a neighbour or a public footpath is involved all change the programme and the cost. We settle this at inspection so the quote is the price.
Flat roof falls and outlets
On any flat area we check the fall, where the water is meant to go, and whether it is getting there. Ponding, blocked outlets and a soft deck underfoot change what the roof needs.
Structural timber
Where we can see them, we check rafters, purlins and wall plates for rot, woodworm and deflection. A sagging roof line is a structural matter and needs resolving before any new covering goes on.
Solar panels and roof fittings
Panels, aerials, vents and old satellite brackets all penetrate or load the covering. We check the fixings and the weatherproofing around them, and plan how they come off and go back if the roof is being stripped.
Verges and bargeboards
The gable edge takes the wind first. Loose verge mortar, exposed batten ends and soft bargeboards all let weather in at the very point where it is being driven hardest.
Lead quality and code
Lead that is too thin for its span splits from thermal movement, and over-long pieces do the same. We check the code and the lengths used, because an undersized flashing fails again whatever else is done.

Courthouse Green is roughly 1.9 miles north-east of Coventry city centre. That is close enough that a survey can normally be arranged within a few days, and close enough that coming back afterwards is never a problem.
Do you work on properties near Tallants Road green space?
Yes. Tallants Road green space is one of the landmarks we use to describe where we work in Courthouse Green, and we take on roofing jobs throughout the surrounding streets. Access and parking get checked at survey, so the quote fits the property.
What happens during a full re-roof?
Scaffold goes up, the old covering and battens come off, and the roof structure is inspected properly for the first time in decades. New underlay and treated battens go on, then the covering, new or salvaged. Flashings, valleys and ridges are renewed, the ridge is mechanically fixed, and ventilation is brought up to standard. On a typical house it is a matter of days rather than weeks, weather permitting.
What is roof flashing and why does it fail?
Flashing is the weatherproofing where the roof meets something else: a chimney, a wall, a valley, a soil pipe. It is usually lead, dressed and tucked into a mortar joint. It fails when the mortar holding it goes, when the lead splits from decades of thermal movement, or when someone has sealed over it with mastic instead of replacing it. Flashings are behind a large share of the leaks we trace.
Why is my loft damp when the roof is not leaking?
Usually condensation rather than a leak. Warm moist air from the house rises into a cold loft, meets cold surfaces and condenses, often worst on the underside of the underlay. The fix is ventilation and sealing the gaps letting air up there, not more roofing. Telling the two apart matters: condensation is widespread and seasonal, a leak is localised and follows rain.
Should the gutters be done at the same time as the roof?
Almost always, yes. The scaffold is already up, which is a large part of the cost of roofline work, and fascias and gutters are far easier to replace with the bottom course of tiles off. Fitting new guttering to a rotten fascia, or leaving failing roofline under a brand new roof, is false economy on both sides.
EPDM, GRP or felt — which flat roof is best?
EPDM is a single rubber membrane with very few joints, flexible in cold weather and typically good for 25 to 30 years or more. GRP is a fibreglass laminate cured in place, giving a hard seamless finish with neat detailing, on a similar lifespan, though it is less forgiving of movement. Felt is the cheapest and the shortest-lived. The deck condition and how much movement it sees usually decide it.
