Loft Conversions in Green Lane
Every loft conversion comes down to two measurements: how much head height you have, and where a compliant staircase can land. Everything else follows those two answers.

We design and build loft conversions in Green Lane, 2 miles south-west of Coventry city centre — rear dormers, rooflight conversions and hip-to-gable. That covers structural steel and new floor, stairs, insulation, fire protection, glazing and full fit-out, with Building Control engaged from the start. The first question is always head height, and we measure it at survey.
Working in Green Lane
Green Lane lies 2 miles south-west of Coventry city centre, in the CV3 postcode district.
Within walking distance you will find St Martin in the Fields and Finham Park School, and we work on properties throughout the streets around them.
The nearest areas we also cover are Finham (0.7 miles) and Stivichall (0.7 miles), so work in Green Lane sits inside the same run of the city.

- Spray foam in the roof has to come out, and it causes difficulty at survey and mortgage stage.
- A loft ensuite is decided by whether the waste can reach the soil stack by gravity.
- If the only stair position costs a bedroom, the conversion has not added one.
- On a hipped roof, the hip removes a large share of the usable floor area until it is gabled.
- The stair concession allows 1.9m at the centre and 1.8m at the side under a roof slope.
The work itself, in plain terms
Loft conversion work across Green Lane and nearby Finham, Stivichall and Cheylesmore, from first survey to finished room.
Rear dormer conversions
Dormer conversions built off a new structural floor, giving vertical walls and head height across most of the room.
Rooflight conversions
The simplest conversion: rooflights into the existing slope, a new structural floor and compliant stairs. No change to the roof shape.
Hip to gable
Building the sloping side of a hipped roof up to a vertical gable, turning a pinched space into a usable one.
Stairs & access
A fixed, compliant staircase designed to work at both levels, within the pitch and headroom the regulations require.
Fire safety
Escape route protection, fire doors and alarm systems to the standard a third storey requires.
Bedrooms & en-suites
Finished bedrooms with en-suites where drainage allows, planned in from the start rather than added later.
Built around how you own the property
Families needing a bedroom
An additional bedroom and often an ensuite, built into the roof you are already paying for.
Home workers
Daylight from rooflights, which give more of it than a vertical window of the same size.
Landlords
An extra lettable room, with the fire protection and paperwork done properly.
The jobs that start with a phone call
- 01
A scheme that gains a bedroom upstairs and loses one downstairs to the staircase.
- 02
A conversion with no Building Regulations approval, which cannot be called a bedroom when the house sells.
- 03
A purlin running through the middle of the proposed room with no plan for transferring its load.
- 04
A loft room marketed as a bedroom but reached by a ladder, which stalls at the buyer's solicitor.
- 05
Footsteps audible in the room below, because the floor was built with no acoustic layer.
- 06
An ensuite designed where the waste cannot reach the soil stack by gravity.
What we check on a property in Green Lane
Every quote starts with a survey. These are the things we look at on loft conversion work in Green Lane, and why each one changes the recommendation.
Head height, measured not estimated
We measure floor joist to ridge underside at several points. It is the first and most decisive test, because insulation and the new floor both consume height that cannot be recovered.
Water tank, cylinder and boiler
What is up there now and where it can go. Relocating a tank or changing the system is a real cost and affects the whole house, so it belongs in the first conversation.
Existing ceiling below
Whether it is lath and plaster or plasterboard affects how the new floor is built over it and how much disruption there will be to the rooms underneath.
Roof type: cut or trussed
A traditional cut roof converts readily; a trussed roof needs steels and a new floor before the webs can come out. Which one you have changes the structural scope substantially.
Party wall position
Dormers and gables usually involve the party wall, which means notice. Two-month notice periods have to be in the programme from the beginning.
Any previous unauthorised conversion
Boarded lofts with a fitted ladder and a window are common and are not conversions. Where one exists we establish what was done and what has to be undone to make it compliant.

Speak to us today0786 5778332Which part of Green Lane do you cover?
All of it — the streets around St Martin in the Fields included. Where a property sits matters less to us than what the access is like, which is something we look at on the survey rather than guessing from an address.
How quickly can you get to Green Lane?
Quickly — it is about 2 miles south-west of the city centre. Short distances are the main reason we can offer same-week surveys and come back promptly if something needs a second look.
What are the rules about the staircase?
A loft conversion needs a fixed, compliant staircase — a ladder or a spiral in place of a proper stair will not pass. The regulations set a maximum pitch of 42 degrees, minimum headroom of 2m over the stair (relaxed to 1.9m at the centre and 1.8m at the edge where the roof slopes), and rules on going and rise. Finding somewhere for the stair that works on both floors is often the hardest part of the design.
How long does a loft conversion take?
A rooflight conversion might be four to six weeks; a dormer typically six to ten; a hip-to-gable with a dormer longer again. Add the design, structural calculations and approvals beforehand. The roof is opened and made weathertight again quickly, usually within the first week or two, which is the stage most people worry about.
Can I use the existing ceiling joists as the new floor?
No. Ceiling joists are sized to hold up a ceiling and a bit of insulation, not people and furniture. A conversion needs a new structural floor, usually new joists spanning onto steel beams that carry the load to the supporting walls, sitting clear of the existing ceiling. This is why a proper conversion costs what it does, and it is the clearest difference between a conversion and a boarded loft.
What is the difference between a traditional cut roof and a trussed roof?
A cut roof is built on site from rafters and purlins, leaving a mostly open triangular space — typical of houses up to roughly the 1960s and the easiest to convert. A trussed rafter roof is made of prefabricated W-shaped trusses, common from the 1960s onwards, and the webs cross the usable space. Converting one means inserting steels and a new structural floor so the trusses can be cut away safely. It is entirely possible, just a bigger structural job.
What about the neighbours on a semi or terrace?
Building on or into the party wall, which a dormer or gable usually involves, engages the Party Wall Act, so notice has to be served in advance. Beyond the legal requirement it is worth talking to neighbours early: scaffold, deliveries and several weeks of noise go better when they are expected. Notice periods run to two months, so it belongs at the start.
