Extensions in Whitley
Most extensions are decided long before anyone digs: how deep you can go without a planning application, what is in the ground, and where the daylight will come from once the back wall moves.

Extensions in Whitley, the area around Whitley Abbey Primary School. Single-storey rear, side return, wrap-around and two-storey, built from foundations to finished room with proper structural design behind the open spans. We are honest at survey about what the plot and the existing structure will take.
Working in Whitley
Whitley sits in the CV3 postcode district, south-east of Coventry city centre, with Cheylesmore and Stoke Aldermoor as its closest neighbours.
It is one of the areas where our work is most often a mix: older housing that has been extended or re-roofed over the years, alongside more recent building that is now reaching the age where roofline, render and guttering start needing attention.
We cover Whitley for every trade. If you are nearer Cheylesmore or Stoke Aldermoor, those pages cover the same work and the same team.

- Removing the existing rear wall on a beam is what turns an extension into one room rather than two.
- Trees on clay near the build change the foundation depth and sometimes the design.
- On a semi or terrace, party wall notice is the norm rather than the exception.
- The kitchen layout has to be settled before first fix, because it sets every socket and waste position.
- New brick will not match eighty-year-old brick, so the junction is a design decision.
The work itself, in plain terms
The extension work we carry out on Whitley properties, from groundworks and structure to glazing and full fit-out.
Single storey rear extensions
The most common project we build: a rear extension, sized where possible to stay within permitted development.
Two storey extensions
Two-storey extensions, cheaper per square metre because foundations and roof are shared, though more likely to need planning.
Side returns & side extensions
Side return infill on Victorian and Edwardian terraces, squaring off an awkward galley kitchen.
Planning & Building Control
Guidance on which approvals apply, including lawful development certificates, party wall notices and build-over agreements.
Groundworks & structure
Groundworks and structural work, including the trial holes and trees check that set foundation depth honestly.
Full fit-out
Everything after the shell: services, finishes and the snagging done before we call it complete.
Built around how you own the property
Growing families
More usable space without changing schools, neighbours or the commute.
Open-plan projects
Taking out the back wall on a designed beam, so the new space and the old become one room.
Investors
A clear view of what the work adds against what it costs, before anything is committed.
The jobs that start with a phone call
- 01
Drains or an inspection chamber running directly under the proposed footprint.
- 02
A flat roof with inadequate fall, ponding within a year of being finished.
- 03
A large tree close to the build on clay soil, which changes the foundation depth and sometimes the design.
- 04
A finished extension with a step down into it, because the slab level was set before anyone measured the house floor.
- 05
Foundations priced at an assumed depth, with no rate agreed for what happens if it has to go deeper.
- 06
A party wall notice served too late, holding up a start date that had already been booked.
What we check on a property in Whitley
Every quote starts with a survey. These are the things we look at on extension work in Whitley, and why each one changes the recommendation.
Levels, inside and out
The relationship between the existing floor, the new floor and external ground level affects damp detailing, thresholds and step-free access. It is much easier to resolve on paper.
Building Control route and inspection points
We establish which body is inspecting and when they need to attend. Inspections built into the programme never delay a job; inspections remembered late always do.
Glazing orientation and overheating
A large glazed elevation facing south behaves very differently from one facing north. We raise shading and glass specification at design stage rather than after the first summer.
Ground conditions and trees
Soil type and nearby trees drive foundation depth more than anything else. We look at what is growing within influencing distance before anyone commits to a groundworks figure.
Neighbour considerations
Shared drives, overhanging trees, fence ownership and where a neighbour parks all affect the build. A conversation at survey stage prevents most of the disputes we have seen.
Matching brick and roof tile
We identify the existing materials and check availability of a match. Where no match exists, it is better to design around the difference than to hope nobody notices.

Extensions in Whitley — your questions answered
Still have a question? Our local team is happy to help — no pressure, no jargon.
Speak to us today0786 5778332Do you cover the CV3 postcode area?
Yes. Whitley falls in CV3, which is part of our normal working area, so there is no travel surcharge and no minimum job value.
Which part of Whitley do you cover?
All of it — the streets around Whitley Abbey Primary School included. Where a property sits matters less to us than what the access is like, which is something we look at on the survey rather than guessing from an address.
What about insulation and energy efficiency?
New extensions have to meet current Building Regulations for thermal performance, which is considerably better than most existing housing. The practical consequence is worth knowing: a well-insulated extension attached to a poorly insulated house can make the older rooms feel colder by comparison, and heating systems sized for the original house may need reassessing. Worth thinking about at design stage rather than discovering in the first winter.
What happens about drainage and manholes?
If there is a public sewer or a manhole in the way you may need a build-over agreement from the water authority, and that takes time. Existing drains may need diverting, and new foul and surface water connections have to be designed and inspected. We check drainage at survey, because a manhole discovered after the foundations are set out is a genuinely expensive surprise.
Do you build for landlords and commercial clients?
Yes. We work for landlords extending rental property and for commercial clients, and we are used to working around tenants, trading hours and phased handovers. For rental property we will also point out where a layout change affects licensing or room-size requirements, which is easier to design around than to correct.
Do I need a structural engineer?
Yes, for anything involving a beam, an opening in a load-bearing wall, or unusual foundations — which is nearly every extension. The engineer sizes the steel and specifies the bearings and padstones, and Building Control want to see those calculations. It is a modest cost relative to the build and it is not an area where experience substitutes for arithmetic.
What are the rules on building near a boundary?
Under permitted development a single-storey extension within two metres of a boundary is limited to three metres at the eaves, and side extensions have their own width limits. Separately, you need to be able to build and maintain the wall, which may require access to a neighbour's land. Building right up to a line is possible but it changes the method and the neighbour conversations, so it is worth deciding early.
