Extensions in Finham
Most extensions are decided long before anyone digs: how deep you can go without a planning application, what is in the ground, and where the daylight will come from once the back wall moves.

Extensions in Finham, the area around Finham Primary School. Single-storey rear, side return, wrap-around and two-storey, built from foundations to finished room with proper structural design behind the open spans. We are honest at survey about what the plot and the existing structure will take.
Working in Finham
Finham lies 2.1 miles south of Coventry city centre.
Within walking distance you will find Finham Primary School and Grange Farm Primary School, and we work on properties throughout the streets around them.
The nearest areas we also cover are Stivichall (0.4 miles) and Green Lane (0.7 miles), so work in Finham sits inside the same run of the city.
- Finham Primary School
- Grange Farm Primary School
- West Orchard United Reformed Church
- St Thomas More RC Church
- Whitley Common
- Hold 10 to 15 per cent contingency back rather than committing all of it to the build.
- A rear extension of 4m detached or 3m semi/terraced is generally permitted development, subject to conditions.
- New brick will not match eighty-year-old brick, so the junction is a design decision.
- Removing the existing rear wall on a beam is what turns an extension into one room rather than two.
- On a semi or terrace, party wall notice is the norm rather than the exception.
The work itself, in plain terms
What we build around Finham Primary School and the rest of Finham, and the stages each project goes through.
Single storey rear extensions
Single-storey rear extensions — groundworks, structure, flat or pitched roof, glazing and full fit-out.
Two storey extensions
Adding space on both floors — more efficient per metre, and more involved on approvals and party wall notices.
Side returns & side extensions
Filling the side alley to turn a narrow kitchen into a usable room, with rooflights to keep the middle of the house bright.
Planning & Building Control
Guidance on which approvals apply, including lawful development certificates, party wall notices and build-over agreements.
Groundworks & structure
Groundworks and structural work, including the trial holes and trees check that set foundation depth honestly.
Full fit-out
Complete fit-out including electrics, plumbing, heating, plastering and decoration.
Built around how you own the property
Growing families
A plan that works around the family staying in the house while the work happens.
Open-plan projects
The structural opening sized properly, because a narrow doorway wastes the extension behind it.
Investors
Extensions costed against the realistic ceiling value for the street, not for the postcode in general.
The jobs that start with a phone call
- 01
Foundations priced at an assumed depth, with no rate agreed for what happens if it has to go deeper.
- 02
Sockets in the wrong places, because the kitchen layout was decided after first fix.
- 03
A large tree close to the build on clay soil, which changes the foundation depth and sometimes the design.
- 04
A party wall notice served too late, holding up a start date that had already been booked.
- 05
An extension that leaves the original back room dark, because all the glazing went in the new rear wall.
- 06
New brickwork that reads as obviously new, because the mortar was never matched to the original.
What we check on a property in Finham
Every quote starts with a survey. These are the things we look at on extension work in Finham, and why each one changes the recommendation.
Access for plant and materials
Whether a digger can reach the back garden, where a skip can stand and how far materials must be barrowed changes both method and price. Restricted access is workable but it has to be priced honestly.
Levels, inside and out
The relationship between the existing floor, the new floor and external ground level affects damp detailing, thresholds and step-free access. It is much easier to resolve on paper.
Glazing orientation and overheating
A large glazed elevation facing south behaves very differently from one facing north. We raise shading and glass specification at design stage rather than after the first summer.
Light to the existing rooms
Extending across the back of a house can leave the middle dark. We flag it at survey so rooflights or an internal opening can be designed in rather than regretted.
Protecting the rest of the house
We plan dust screens, floor protection and the route in and out before starting. Living through a build is tolerable if the mess is contained to where the work is.
Existing foundations
Where the new structure ties into the old, we need to know what the existing foundations are. Trial holes are sometimes the only honest way to find out.

Extensions in Finham — your questions answered
Still have a question? Our local team is happy to help — no pressure, no jargon.
Speak to us today0786 5778332Are you actually local to Finham?
Yes. Finham is around 2.1 miles south of the centre of Coventry, well within the area we work in every week. We are not a national firm subcontracting the job out.
Do you only work in Finham, or the surrounding streets too?
Both. Work in Finham usually takes us into Stivichall (about 0.4 miles away), Green Lane (about 0.7 miles away), Baginton (about 1 mile away) and Cheylesmore (about 1.2 miles away) as well, and we quote for all of them on the same terms. There is no boundary line that changes the price.
Do I need a structural engineer?
Yes, for anything involving a beam, an opening in a load-bearing wall, or unusual foundations — which is nearly every extension. The engineer sizes the steel and specifies the bearings and padstones, and Building Control want to see those calculations. It is a modest cost relative to the build and it is not an area where experience substitutes for arithmetic.
How deep do the foundations need to be?
That depends on the ground, not on the extension. Foundation depth is driven by soil type, the water table, and especially nearby trees — clay soils near mature trees can require foundations well beyond the usual minimum. Building Control inspect the excavation before concrete goes in and will ask for them deeper if the ground says so. This is the single most common reason a groundworks budget moves.
Will an extension add value?
Usually, though rarely pound for pound, and the ceiling is the top of the market for your street. Adding a bedroom or opening up a cramped ground floor tends to do better than simply adding area. Overdeveloping relative to the neighbours is the way to spend money you will not get back. We would rather say that at survey than after you have committed.
Flat roof or pitched roof on an extension?
Flat is usually the answer on a single-storey rear extension because it keeps the height down under the permitted development limit and allows rooflights easily. Modern flat roofs in EPDM or GRP are long-lived and nothing like the felt roofs that gave flat roofs their reputation. Pitched roofs suit the house better in some cases but they raise the height, which can push the project into needing planning permission.
What is the Party Wall Act and does my extension trigger it?
It applies if you build on the boundary line, cut into a shared wall, or excavate within 3m of a neighbouring structure to a depth below its foundations — which most extensions on a semi or terrace do. You serve notice in advance; the neighbour consents or surveyors agree an award. Notice periods run to two months, so it needs starting early, not when the scaffold arrives.
