Extensions in Earlsdon

Most extensions are decided long before anyone digs: how deep you can go without a planning application, what is in the ground, and where the daylight will come from once the back wall moves.

Key takeaways
  • The kitchen layout has to be settled before first fix, because it sets every socket and waste position.
  • Previous extensions count against your allowance, so what the house has already had matters.
  • A drain within three metres of the footprint usually means a build-over agreement with the water authority.
  • A rear extension of 4m detached or 3m semi/terraced is generally permitted development, subject to conditions.
  • Permitted development never removes the need for Building Regulations approval.
What we cover in Earlsdon

The work itself, in plain terms

Extension work across Earlsdon and nearby Spon End, Cheylesmore and Coundon, from the foundations to the finished room.

Single storey rear extensions

Single-storey rear extensions — groundworks, structure, flat or pitched roof, glazing and full fit-out.

Two storey extensions

Adding space on both floors — more efficient per metre, and more involved on approvals and party wall notices.

Side returns & side extensions

Filling the side alley to turn a narrow kitchen into a usable room, with rooflights to keep the middle of the house bright.

Planning & Building Control

Planning and Building Control handled as part of the job, with inspections scheduled rather than chased.

Groundworks & structure

Foundations sized to the actual ground conditions, and structural steel to engineer calculations.

Full fit-out

Everything after the shell: services, finishes and the snagging done before we call it complete.

Who it is for

Built around how you own the property

Growing families

Room to grow in the house you already have, costed against what moving would actually take.

Open-plan projects

Kitchen, dining and living treated as one space from the first drawing rather than divided later.

Investors

Extensions costed against the realistic ceiling value for the street, not for the postcode in general.

What we are usually called out to

The jobs that start with a phone call

  • 01

A build-over agreement discovered at trench stage rather than at design stage.

  • 02

A finished extension with a step down into it, because the slab level was set before anyone measured the house floor.

  • 03

A party wall notice served too late, holding up a start date that had already been booked.

  • 04

New brickwork that reads as obviously new, because the mortar was never matched to the original.

  • 05

A flat roof with inadequate fall, ponding within a year of being finished.

  • 06

Drains or an inspection chamber running directly under the proposed footprint.

What we check on a property in Earlsdon

Every quote starts with a survey. These are the things we look at on extension work in Earlsdon, and why each one changes the recommendation.

Scaffold and working space

Where scaffold can stand, and whether it needs to go on a neighbour's land, is both a practical and a legal question. Better settled before a start date is agreed.

Services to be diverted

Gas meters, soil pipes, external taps, boiler flues and incoming supplies all tend to be exactly where the new wall goes. We identify them early so diversions are planned, not improvised.

Glazing orientation and overheating

A large glazed elevation facing south behaves very differently from one facing north. We raise shading and glass specification at design stage rather than after the first summer.

Existing drainage and manholes

We locate drain runs and inspection chambers early. A build-over agreement takes time to obtain, and a manhole found after setting out is an expensive discovery.

Neighbour considerations

Shared drives, overhanging trees, fence ownership and where a neighbour parks all affect the build. A conversation at survey stage prevents most of the disputes we have seen.

Protecting the rest of the house

We plan dust screens, floor protection and the route in and out before starting. Living through a build is tolerable if the mess is contained to where the work is.

Extensions in Earlsdon — your questions answered

Still have a question? Our local team is happy to help — no pressure, no jargon.

Speak to us today0786 5778332
Do you work on properties near Hearsall Community Academy?

Yes. Hearsall Community Academy is one of the landmarks we use to describe where we work in Earlsdon, and we take on extension jobs throughout the surrounding streets. Access and parking get checked at survey, so the quote fits the property.

Do you only work in Earlsdon, or the surrounding streets too?

Both. Work in Earlsdon usually takes us into Spon End (about 0.3 miles away), Cheylesmore (about 1.3 miles away), Coundon (about 1.3 miles away) and Bishopsgate Green (about 1.3 miles away) as well, and we quote for all of them on the same terms. There is no boundary line that changes the price.

How long does an extension take to build?

A straightforward single-storey rear extension is typically somewhere around three to four months on site; a two-storey is longer. The part people underestimate is everything before that: design, structural calculations, planning if needed, Building Control and lead times on glazing and steel can easily add as long again. We give a programme that includes those stages because a build-only timescale is not a date you can plan around.

Flat roof or pitched roof on an extension?

Flat is usually the answer on a single-storey rear extension because it keeps the height down under the permitted development limit and allows rooflights easily. Modern flat roofs in EPDM or GRP are long-lived and nothing like the felt roofs that gave flat roofs their reputation. Pitched roofs suit the house better in some cases but they raise the height, which can push the project into needing planning permission.

Will an extension add value?

Usually, though rarely pound for pound, and the ceiling is the top of the market for your street. Adding a bedroom or opening up a cramped ground floor tends to do better than simply adding area. Overdeveloping relative to the neighbours is the way to spend money you will not get back. We would rather say that at survey than after you have committed.

Should we extend or move?

Worth doing the arithmetic properly. Moving costs stamp duty, agent and legal fees and removals, with nothing added to the property you leave. Extending costs the build and some months of disruption, and leaves you in the same place with the same neighbours and schools. Extending usually wins financially; moving wins when the location or the plot is the actual problem, and no amount of building fixes that.

What is the Party Wall Act and does my extension trigger it?

It applies if you build on the boundary line, cut into a shared wall, or excavate within 3m of a neighbouring structure to a depth below its foundations — which most extensions on a semi or terrace do. You serve notice in advance; the neighbour consents or surveyors agree an award. Notice periods run to two months, so it needs starting early, not when the scaffold arrives.
