Everything your Lower Stoke property needs
The roofing work we take on across Lower Stoke (CV1), from a single slipped tile to a complete re-roof.
New Roof Installations
New roofs where there was none before, or where an extension needs one. Specified for the pitch and the covering rather than to a standard detail.
Roof Replacements
When a roof is past repairing: off with the old covering and battens, structure inspected, then rebuilt to current standards throughout.
Roof Repairs & Leak Detection
Leak tracing from inside the loft as well as on the roof, because water rarely enters directly above where it shows.
Slate & Tile Roofing
Pitched roof coverings in slate and tile, repaired to match where we can and replaced where the fixings have reached their limit.
Chimney Repairs & Leadwork
Repointing, flaunching, rebuilding and the lead flashings and soakers that keep water out where the stack meets the roof.
Fascias, Soffits & Guttering
Fascias, soffits, bargeboards and gutters — the parts that fail quietly and then rot the timber behind them.

What we check on a property in Lower Stoke
Every quote starts with a survey. These are the things we look at on roofing work in Lower Stoke, and why each one changes the recommendation.
Moss and organic growth
We note how much there is and where. Heavy moss means water is being held against the tiles and gutters are probably taking the debris, and it also tends to mark the shaded, slowest-drying part of the roof.
Insulation depth and position
While we are in the loft we note the insulation. It affects condensation risk and ventilation requirements, and if the roof is coming off it is the obvious moment to put it right.
Structural timber
Where we can see them, we check rafters, purlins and wall plates for rot, woodworm and deflection. A sagging roof line is a structural matter and needs resolving before any new covering goes on.
Access and scaffold design
Where scaffold can stand, what it has to clear, and whether a neighbour or a public footpath is involved all change the programme and the cost. We settle this at inspection so the quote is the price.
Valleys
Valleys carry more water than any other part of the roof. We check for debris, splits in the lead, failed mortar on the tile edges and anything restricting the flow, because a blocked valley backs water up under the tiles.
The state of the underlay at the eaves
Old bitumen felt goes brittle and tears exactly where it matters, at the eaves above the gutter. If it crumbles when touched, water running off the tiles is going into the fascia rather than the gutter.

Speak to us today0786 5778332Have you worked around St Anne & All Saint’s CoE Church?
St Anne & All Saint’s CoE Church is in the part of Lower Stoke we cover, and roofing work there is routine for us. Every quote still starts with a survey of the actual property, because no two are the same even on one street.
What else is near Lower Stoke that you cover?
Lower Stoke sits next to Ball Hill (about 0.7 miles away), Cheylesmore (about 0.7 miles away), Hillfields (about 0.8 miles away) and Stoke Aldermoor (about 0.9 miles away). We work across the whole of that cluster, which is part of why we can usually get to a survey quickly — we are often already nearby.
What is dry fix, and why does everyone mention it now?
Dry fix means ridge, hip and verge tiles held by mechanical fixings and a weatherproof system instead of being bedded in mortar alone. Mortar shrinks, cracks and eventually lets go, which is why loose ridge tiles are such a common call-out. Since the 2014 revision of BS 5534 mortar on its own is no longer an acceptable fixing for new work, so a re-roof should include a mechanically fixed ridge.
How long should a roof last?
Natural slate can run 80 to 100 years or more. Clay tiles commonly reach 60 or beyond. Concrete interlocking tiles are usually good for 40 to 60. Fibre cement slates sit lower, around 30 to 50. But the covering rarely fails first — nails, battens, underlay, ridges and flashings all age faster, which is why a sound-looking roof can still need work.
Is moss on the roof a problem?
It is not harmless. Moss holds water against the tiles, which matters in frost, and it breaks off and blocks gutters and valleys. It should be removed carefully — scraped and brushed, not blasted. A pressure washer strips the surface off concrete tiles, drives water under the laps and takes years off the roof. We have replaced tiles that were fine until they were jet-washed.
Do you do emergency and storm damage work?
Yes. The first job is making the roof safe and stopping water getting in — securing or removing anything loose, and sheeting where needed. The permanent repair follows once it can be done properly and safely. We photograph damage as we find it, which is what insurers ask for, and we will not work on a roof in conditions that make it dangerous.
Do I need planning permission for roof work?
Repairs and like-for-like re-roofing need no permission. It changes if you alter the shape or height, add a dormer, or materially change the appearance — and listed buildings, conservation areas and Article 4 areas have their own rules that can cover even a change of tile. Worth checking before the order goes in rather than after.
