Loft Conversions in Stoke Park
Every loft conversion comes down to two measurements: how much head height you have, and where a compliant staircase can land. Everything else follows those two answers.

Property Maintenance Coventry builds loft conversions in Stoke Park: rear dormers, rooflight conversions and hip-to-gable. Structural floor on steels, compliant staircase, fire protection, insulation, glazing and full fit-out, with Building Control throughout. Head height is measured at survey, because it decides whether the project is viable at all.
Working in Stoke Park
Stoke Park is the estate east of the city centre off the Binley Road, in the CV2 and CV3 postcode districts, with Stoke Green and Ball Hill alongside it.
The houses here are generally larger and set back from wide roads, which usually means more roof area, longer gutter runs and more external elevation to keep weathertight than a comparable terrace.
Parts of the area are in a conservation area. Where that applies it affects what can be altered externally, and we will check your address rather than assume.
- Stoke Park School
- St Michael's
- If the only stair position costs a bedroom, the conversion has not added one.
- A loft conversion makes the stairway a protected escape route, which means fire doors downstairs.
- Without Building Regulations and a completion certificate, it is loft space, not a bedroom.
- Rear dormers are often permitted development; front dormers almost always need an application.
- Spray foam in the roof has to come out, and it causes difficulty at survey and mortgage stage.
The work itself, in plain terms
The loft conversion work we carry out on Stoke Park properties, from structural floors and stairs to en-suites and fit-out.
Rear dormer conversions
Dormer conversions built off a new structural floor, giving vertical walls and head height across most of the room.
Rooflight conversions
Rooflight conversions for lofts that already have the head height — least disruptive, least expensive, almost always permitted development.
Hip to gable
Squaring off a hipped roof into a gable wall — a larger structural job, and often the only way to make the space work.
Stairs & access
Stair design and installation — usually the hardest part of the layout, and the first thing we look at on survey.
Fire safety
Protected escape routes, fire doors, interlinked mains alarms and escape glazing — a large part of what Building Control inspects.
Bedrooms & en-suites
The finished room: bedroom, en-suite, storage built into the eaves, decorated and snagged.
Built around how you own the property
Families needing a bedroom
An extra room using space you already own, usually cheaper and less disruptive than extending outwards.
Home workers
Somewhere separate from the rest of the house, properly lit, heated and wired for it.
Landlords
The escape route, alarms and completion certificate handled, because those are what a letting needs.
The jobs that start with a phone call
- 01
A loft with only 1.9m to the ridge, where no design produces a usable room without altering the roof.
- 02
A scheme that gains a bedroom upstairs and loses one downstairs to the staircase.
- 03
Footsteps audible in the room below, because the floor was built with no acoustic layer.
- 04
A loft room marketed as a bedroom but reached by a ladder, which stalls at the buyer's solicitor.
- 05
Condensation and black mould in a converted loft where the roof ventilation path was insulated over.
- 06
A modern trussed roof, where the structure has to be redesigned rather than simply opened up.
What we check on a property in Stoke Park
Every quote starts with a survey. These are the things we look at on loft conversion work in Stoke Park, and why each one changes the recommendation.
Water tank, cylinder and boiler
What is up there now and where it can go. Relocating a tank or changing the system is a real cost and affects the whole house, so it belongs in the first conversation.
Existing roof covering and condition
If the covering is near the end of its life, a conversion is the moment to deal with it. Scaffold is up and the roof is being worked on, so doing it twice makes no sense.
The escape route
A third storey needs a protected route out. We look at the existing stair enclosure, the doors opening onto it and where an escape window could go, because this shapes the design.
Chimney breasts
A stack passing through the loft takes space and may need supporting or removing, which is structural work with consequences on the floors below. We note its position and condition.
Supporting walls below
The new steels have to bear onto something that can carry the load down to the foundations. We trace the load path through the house rather than assuming the walls below are where they look.
Where the stairs can go
Often the hardest part of the design. The stair has to work at both levels, meet pitch and headroom rules, and not destroy the floor below. We look at this before anything else is promised.

Stoke Park School is in the part of Stoke Park we cover, and loft conversion work there is routine for us. Every quote still starts with a survey of the actual property, because no two are the same even on one street.
Is Stoke Park in your coverage?
It is. Stoke Park sits in the CV2 and CV3 district and we work there regularly. Give us the full postcode when you call and we can be specific about survey dates.
Will a loft conversion add value?
Typically it is one of the better returns available, because an additional bedroom and bathroom moves a property into a different search bracket. The caveats are the usual ones: do not overdevelop relative to the street, and do not sacrifice the only family bathroom or a usable bedroom to find space for the stair. A conversion that removes a bedroom to add one is not progress.
Do I need planning permission for a loft conversion?
Often not. Many conversions fall under permitted development, which in England allows up to 40 cubic metres of added roof volume on a terraced house and 50 on a semi or detached, provided nothing extends beyond the existing roof plane on the principal elevation and the ridge height is not raised. It does not apply to flats and maisonettes, and conservation areas, listed buildings and Article 4 directions all change the position.
What about the neighbours on a semi or terrace?
Building on or into the party wall, which a dormer or gable usually involves, engages the Party Wall Act, so notice has to be served in advance. Beyond the legal requirement it is worth talking to neighbours early: scaffold, deliveries and several weeks of noise go better when they are expected. Notice periods run to two months, so it belongs at the start.
What happens to the water tank and the boiler?
They usually have to move. A traditional gravity system with a cold water tank in the loft is typically replaced with a combi or an unvented cylinder relocated elsewhere, which is often an improvement anyway. It is a real cost that belongs in the budget from the start, and it is worth knowing early because it affects the heating system for the whole house.
Can I have an en-suite in the loft?
Usually yes, and it is one of the most popular additions. The considerations are drainage — whether waste can reach the existing soil stack with the right fall, or whether a pumped system is needed — water pressure at that height, and the position relative to the stair. It is much cheaper to plan it in from the start than to add it later.
