Loft Conversions in Radford
Every loft conversion comes down to two measurements: how much head height you have, and where a compliant staircase can land. Everything else follows those two answers.

Loft conversions across Radford and the CV6 district, including Coundon, Bishopsgate Green and Edgwick. Dormer, rooflight and hip-to-gable conversions, built from structure to finished room. Many fall under permitted development, but not all — and whether yours does depends on volume, roof type and whether the property is in a conservation area.
Working in Radford
Radford lies 1.5 miles north of Coventry city centre, in the CV6 postcode district.
Within walking distance you will find Asda and St. Francis of Assisi, and we work on properties throughout the streets around them.
The nearest areas we also cover are Coundon (0.8 miles) and Bishopsgate Green (0.9 miles), so work in Radford sits inside the same run of the city.

- St. Francis of Assisi
- St Augustine's Catholic Primary School
- Hill Farm Academy
- Radford and Holbrooks Methodist Church
- Charlie Supermarket
- A trussed roof has to be restructured before conversion; a cut roof does not.
- If the only stair position costs a bedroom, the conversion has not added one.
- Spray foam in the roof has to come out, and it causes difficulty at survey and mortgage stage.
- Measure ceiling joists to ridge: about 2.2m is the practical minimum before a conversion is viable.
- The stair concession allows 1.9m at the centre and 1.8m at the side under a roof slope.
The work itself, in plain terms
What we build around Asda and the rest of Radford, and what each type of conversion involves.
Rear dormer conversions
Dormer conversions built off a new structural floor, giving vertical walls and head height across most of the room.
Rooflight conversions
Where the ridge is high enough, rooflights alone make an excellent room without altering the roof line at all.
Hip to gable
Squaring off a hipped roof into a gable wall — a larger structural job, and often the only way to make the space work.
Stairs & access
Stair design and installation — usually the hardest part of the layout, and the first thing we look at on survey.
Fire safety
Escape route protection, fire doors and alarm systems to the standard a third storey requires.
Bedrooms & en-suites
Loft bedrooms and en-suite bathrooms, with the waste routes and water pressure checked before anything is promised.
Built around how you own the property
Families needing a bedroom
The room you need added above, with the bedroom count downstairs left intact.
Home workers
A room away from the noise, with the data and power points planned before first fix.
Landlords
The escape route, alarms and completion certificate handled, because those are what a letting needs.
The jobs that start with a phone call
- 01
Spray foam applied to the underside of the roof, which has to be removed before anything else.
- 02
Footsteps audible in the room below, because the floor was built with no acoustic layer.
- 03
A water tank left in the middle of the new room, because the system was never changed.
- 04
A room boarded out by a previous owner on the existing ceiling joists, which are now deflecting.
- 05
A scheme that gains a bedroom upstairs and loses one downstairs to the staircase.
- 06
An open-plan ground floor, leaving the stairway with no protected route to a final exit.
What we check on a property in Radford
Every quote starts with a survey. These are the things we look at on loft conversion work in Radford, and why each one changes the recommendation.
Permitted development volume
We estimate the added roof volume against the 40 or 50 cubic metre allowance and check for conservation area or Article 4 status, so the planning route is known early.
Loft insulation already in place
What is there now and where it needs to move to. Insulation at ceiling level becomes redundant once the heated envelope moves up to the roof slope.
Floor level relative to the existing landing
The new floor sits above the old ceiling, so the loft floor level is set by structure, not preference. It determines the stair rise and whether headroom works.
Head height, measured not estimated
We measure floor joist to ridge underside at several points. It is the first and most decisive test, because insulation and the new floor both consume height that cannot be recovered.
Drainage for an en-suite
Whether waste can reach the soil stack with adequate fall, or needs pumping. Deciding this early is far cheaper than discovering it at first fix.
Supporting walls below
The new steels have to bear onto something that can carry the load down to the foundations. We trace the load path through the house rather than assuming the walls below are where they look.

Speak to us today0786 5778332How far is Radford from your base?
Radford is roughly 1.5 miles north of Coventry city centre. That is close enough that a survey can normally be arranged within a few days, and close enough that coming back afterwards is never a problem.
Have you worked around Asda?
Asda is in the part of Radford we cover, and loft conversion work there is routine for us. Every quote still starts with a survey of the actual property, because no two are the same even on one street.
Do I need fire doors throughout the house?
Generally on the rooms opening onto the escape stair, so the stairway stays usable while you get out. That typically means fire doors at the loft room and the existing first-floor rooms. There are alternative approaches, such as a sprinkler system, where a conventional protected route is impractical. Which route applies is a Building Control discussion, and it is better had at design stage than when the doors are being hung.
Will I need to tell my insurer or get a completion certificate?
Yes to both. Tell your insurer, because the rebuild value and the number of storeys change. And make sure you receive the Building Control completion certificate at the end — it is the document a buyer's solicitor asks for, and a conversion without one causes real problems at sale, sometimes requiring indemnity insurance or retrospective regularisation. Keep it with the deeds.
What happens to the water tank and the boiler?
They usually have to move. A traditional gravity system with a cold water tank in the loft is typically replaced with a combi or an unvented cylinder relocated elsewhere, which is often an improvement anyway. It is a real cost that belongs in the budget from the start, and it is worth knowing early because it affects the heating system for the whole house.
How long does a loft conversion take?
A rooflight conversion might be four to six weeks; a dormer typically six to ten; a hip-to-gable with a dormer longer again. Add the design, structural calculations and approvals beforehand. The roof is opened and made weathertight again quickly, usually within the first week or two, which is the stage most people worry about.
Can we stay in the house during the work?
Usually yes, and most of our clients do. For much of the build the work is above the existing ceiling and reached from outside via scaffold. The disruptive phases are when the stairwell is formed through the existing ceiling, and during first fix and plastering. Dust through the landing is the main complaint, so we screen the opening.
