Loft Conversions in Hillfields
Every loft conversion comes down to two measurements: how much head height you have, and where a compliant staircase can land. Everything else follows those two answers.

We design and build loft conversions in Hillfields, 0.6 miles north-east of Coventry city centre — rear dormers, rooflight conversions and hip-to-gable. That covers structural steel and new floor, stairs, insulation, fire protection, glazing and full fit-out, with Building Control engaged from the start. The first question is always head height, and we measure it at survey.
Working in Hillfields
Hillfields lies 0.6 miles north-east of Coventry city centre, in the CV1 postcode district.
Within walking distance you will find St. Peter's Church and The Quaran School, and we work on properties throughout the streets around them.
The nearest areas we also cover are Bishopsgate Green (0.4 miles) and Ball Hill (0.7 miles), so work in Hillfields sits inside the same run of the city.
- St. Peter's Church
- The Quaran School
- Sidney Stringer Academy
- Cornerstone Methodist Church
- Swanswell Park
- Lal And Sons Cash And Carry
- Without Building Regulations and a completion certificate, it is loft space, not a bedroom.
- The existing ceiling joists are not a floor — a new floor structure is part of every conversion.
- Spray foam in the roof has to come out, and it causes difficulty at survey and mortgage stage.
- Headroom over the staircase defeats more schemes than headroom in the room does.
- A loft ensuite is decided by whether the waste can reach the soil stack by gravity.
The work itself, in plain terms
Loft conversion work across Hillfields and nearby Bishopsgate Green, Ball Hill and Stoke Heath, from first survey to finished room.
Rear dormer conversions
Dormer conversions built off a new structural floor, giving vertical walls and head height across most of the room.
Rooflight conversions
Where the ridge is high enough, rooflights alone make an excellent room without altering the roof line at all.
Hip to gable
Squaring off a hipped roof into a gable wall — a larger structural job, and often the only way to make the space work.
Stairs & access
A fixed, compliant staircase designed to work at both levels, within the pitch and headroom the regulations require.
Fire safety
The fire requirements that come with turning two storeys into three, designed in from the start rather than retrofitted.
Bedrooms & en-suites
The finished room: bedroom, en-suite, storage built into the eaves, decorated and snagged.
Built around how you own the property
Families needing a bedroom
An additional bedroom and often an ensuite, built into the roof you are already paying for.
Home workers
A quiet, insulated room at the top of the house with its own door, heating and power.
Landlords
An extra lettable room, with the fire protection and paperwork done properly.
The jobs that start with a phone call
- 01
Footsteps audible in the room below, because the floor was built with no acoustic layer.
- 02
Spray foam applied to the underside of the roof, which has to be removed before anything else.
- 03
A loft with only 1.9m to the ridge, where no design produces a usable room without altering the roof.
- 04
A chimney breast taking the best corner, removed in the loft with nothing supporting the stack above.
- 05
A purlin running through the middle of the proposed room with no plan for transferring its load.
- 06
A water tank left in the middle of the new room, because the system was never changed.
What we check on a property in Hillfields
Every quote starts with a survey. These are the things we look at on loft conversion work in Hillfields, and why each one changes the recommendation.
Natural light and orientation
Which slope faces where decides how the room feels. Rooflights on a north slope give even light; a south-facing dormer may need solar-control glass to be usable in summer.
Access for materials and scaffold
Steels have to get to roof level and waste has to come down. Restricted side access changes the method, sometimes to a crane lift, and that must be priced honestly.
Electrical capacity and routes
A new floor of lighting, sockets and possibly a bathroom needs circuits from the consumer unit. We check capacity and plan the cable routes while the floor is open.
The escape route
A third storey needs a protected route out. We look at the existing stair enclosure, the doors opening onto it and where an escape window could go, because this shapes the design.
Loft insulation already in place
What is there now and where it needs to move to. Insulation at ceiling level becomes redundant once the heated envelope moves up to the roof slope.
Existing ceiling below
Whether it is lath and plaster or plasterboard affects how the new floor is built over it and how much disruption there will be to the rooms underneath.

Speak to us today0786 5778332Is Hillfields inside your normal service area?
Yes, and so is everything immediately around it: Bishopsgate Green (about 0.4 miles away), Ball Hill (about 0.7 miles away), Stoke Heath (about 0.8 miles away) and Lower Stoke (about 0.8 miles away). We cover the whole of Coventry, so there is no travel charge for any of them and no minimum job value.
Which part of Hillfields do you cover?
All of it — the streets around St. Peter's Church included. Where a property sits matters less to us than what the access is like, which is something we look at on the survey rather than guessing from an address.
What about the neighbours on a semi or terrace?
Building on or into the party wall, which a dormer or gable usually involves, engages the Party Wall Act, so notice has to be served in advance. Beyond the legal requirement it is worth talking to neighbours early: scaffold, deliveries and several weeks of noise go better when they are expected. Notice periods run to two months, so it belongs at the start.
Can I use the existing ceiling joists as the new floor?
No. Ceiling joists are sized to hold up a ceiling and a bit of insulation, not people and furniture. A conversion needs a new structural floor, usually new joists spanning onto steel beams that carry the load to the supporting walls, sitting clear of the existing ceiling. This is why a proper conversion costs what it does, and it is the clearest difference between a conversion and a boarded loft.
Can I have an en-suite in the loft?
Usually yes, and it is one of the most popular additions. The considerations are drainage — whether waste can reach the existing soil stack with the right fall, or whether a pumped system is needed — water pressure at that height, and the position relative to the stair. It is much cheaper to plan it in from the start than to add it later.
What fire safety requirements apply?
Converting a two-storey house into a three-storey one triggers significant fire requirements. You need a protected escape route from the loft to the final exit, which usually means fire doors to every room off the stair and upgrading the stair enclosure, mains-wired interlinked smoke alarms, and in many cases an escape window of a specified size. These are not optional extras; they are a large part of what Building Control inspects.
What is a rooflight conversion?
The simplest option: no change to the roof shape, just rooflights set into the existing slope, with the floor strengthened and stairs installed. It is the cheapest and least disruptive conversion and almost always permitted development, but it only works where there is already enough head height, because it adds none. Where the ridge is high enough it is excellent value; where it is marginal it produces a room you cannot stand up in properly.
