Landscaping in Eastern Green

Gardens are won and lost underground. A patio on a proper sub-base, a drive with real edge restraints and a wall with drainage behind it all look the same on day one and completely different after three winters.

Key takeaways
  • Deep beds need far less work than narrow borders, because planting closes over the soil.
  • Weed membrane stops weeds from below; it cannot stop what blows in and roots on top.
  • Boundary ownership is set by the title plan, not by which side the fence rails face.
  • Standing water two days after rain means the fall is wrong, not that the surface failed.
  • More than 5 square metres of impermeable driveway draining to the road needs planning permission.
What we cover in Eastern Green

The work itself, in plain terms

The landscaping work we carry out on Eastern Green properties, from patios and driveways to walls, fencing and clearance.

Patios & paving

Paving in porcelain, natural stone or concrete, set out and bedded so it does not rock, sink or hold water.

Driveways

New driveways built on a base specified for vehicle loading, not for looks.

Garden & retaining walls

Walls built to suit what they are doing — free-standing is one job, retaining soil and water is another entirely.

Fencing & gates

Boundary fencing and gates, built to a height that complies — including the lower limit next to a road.

Artificial grass

Artificial grass installation — the base build-up is what decides whether it stays flat and weed-free.

Garden clearance

Full clearance including removal and legal disposal, with care taken over nesting season.

Who it is for

Built around how you own the property

Homeowners

Outdoor space that suits how you actually use the garden, rather than what looks good on a drawing.

Landlords

Hard landscaping that survives tenants, weather and years of nobody maintaining it.

New-build & bare plots

Starting from compacted subsoil and buried debris, which is what most new gardens actually are.

What we are usually called out to

The jobs that start with a phone call

  • 01

Artificial grass gone lumpy within two years, laid straight over the old turf with no screeded base.

  • 02

A soakaway that never worked, dug into clay that will not accept water.

  • 03

Gravel that has migrated across the path and into the house, because nothing was edging it.

  • 04

A block drive with ruts where the wheels sit and the edges dropping away, from too little sub-base and no edge restraint.

  • 05

Steps that have settled unevenly, laid on made ground that was never compacted.

  • 06

Paving that rocks underfoot, because the slabs were spot bedded on dabs of mortar rather than a full bed.

What we check on a property in Eastern Green

Every quote starts with a survey. These are the things we look at on landscaping work in Eastern Green, and why each one changes the recommendation.

Nesting season and protected species

Clearance between March and August needs care over nesting birds, which are legally protected. We check hedges and dense growth before cutting.

Existing walls and their foundations

Where a wall is being retained or built onto, we check what it is standing on. Many older garden walls have almost no foundation and will not take additional load.

Boundary ownership

Before any fence or wall work we establish who owns the boundary and where the line actually runs. Deeds settle it; assumption causes disputes.

Ground conditions and what is under the topsoil

Clay, made ground, old foundations or buried hardcore all change the excavation and the base build-up. A trial dig is sometimes the only honest way to price the groundworks.

Services under the garden

Water, gas, electricity and drainage runs are often shallower in gardens than people expect. We identify routes before excavating rather than finding them with a spade.

Lighting and power

If lighting or an outdoor socket might be wanted later, ducting goes in while the ground is open. Adding it afterwards means digging up a finished surface.

Landscaping in Eastern Green — your questions answered

Still have a question? Our local team is happy to help — no pressure, no jargon.

Speak to us today0786 5778332
Do you work on properties near Woodlands Academy?

Yes. Woodlands Academy is one of the landmarks we use to describe where we work in Eastern Green, and we take on landscaping jobs throughout the surrounding streets. Access and parking get checked at survey, so the quote fits the property.

Do you only work in Eastern Green, or the surrounding streets too?

Both. Work in Eastern Green usually takes us into Bannerbrook Park (about 0.7 miles away), Mount Nod (about 0.7 miles away), Allesley Green (about 0.7 miles away) and Tile Hill (about 0.9 miles away) as well, and we quote for all of them on the same terms. There is no boundary line that changes the price.

What is a soakaway and when do I need one?

A soakaway is an underground void, usually crates or stone, that takes surface water and lets it disperse into the surrounding ground. You need one when you are adding hard surfacing and have nowhere to send the run-off, and it is how a new driveway can satisfy the drainage requirement. It has to be sized for the area it serves and sited a sensible distance from buildings, and it only works if the ground beneath actually drains.

Which way should a patio fall?

Away from the house, always, at a gentle fall of roughly 1 in 60 to 1 in 80 — enough to shed water without being noticeable underfoot. It must also finish at least 150mm below the damp-proof course. A patio laid level, or laid up to the brickwork above the damp-proof course, will put water into the wall, and that shows up as internal damp that no amount of treatment inside will fix.

How high can a fence be?

In England, generally up to two metres without planning permission, dropping to one metre where the boundary adjoins a highway used by vehicles, including a front garden fence facing the road. Different rules can apply to listed buildings and some conservation areas. If a fence is going in near a road, the one metre limit is the one that catches people out.

Do I need planning permission for a driveway?

In England you need permission to lay more than five square metres of hard surfacing between the front of the house and a highway, unless the surface is porous or the water is directed to a permeable area within the property. Permeable block paving, resin-bound and gravel all satisfy this; impermeable concrete or tarmac draining straight to the road does not. It is a rule about where the water goes rather than about the material itself.

Who owns the fence between me and my neighbour?

There is no universal rule — the common belief that it is always the left-hand boundary is a myth. Ownership is set out in the title deeds, sometimes marked with a T mark on the plan showing which side carries the responsibility. It is worth checking before replacing a fence, both to know who should pay and because taking down a neighbour's fence without agreement causes avoidable disputes.
